This means that we will evaluate each material's permeability, the ability for water to pass through the material, dampness, the moisture movement. The liquids will be presented in one of these forms.

Surface Water

Like the name, you can find this type of moisture on the material's surface. It is a visible liquid and can evaporate. When mitigating this type of moisture, you must remove the moisture using mechanical extraction. The next component needed to be addressed: airflow, which helps control temperature and humidity, which helps evaporate any remaining moisture.

Free Water

Unlike surface water, the name of this absorption doesn't give you many clues on how to find it in a material. Before the moisture can form a chemical bond to the material, free water happens. You can find this type of moisture in cavities, open pores, and other air spaces within the material. When mitigating this form of moisture, you will want to use lower humidities and warmer temperatures. By maintaining these factors, you ensure that the moisture is going to evaporate.  

Bound Water

More work is needed to fully mitigate this type of moisture material as this form is when the moisture has made chemical bonds. You will have to release it to get the moisture out of the material when this happens. Unlike the other categories, controlling the airflow won't help remove the chemical bonds. This is a challenge that is most likely to occur during springtime, so don’t be surprised if you have this experience in March, April or May when the weather is rainiest. This can happen in an unfinished basement, but cleanup and the related challenges are even more intensive when you have a wet basement that’s also finished with wet carpet, wood or tile.

When you do have water coming in a basement, it is important first to identify the reason for a wet basement floor — which will help you prevent it from happening again. It is equally as important to know how to clean up water in a basement so there’s no lasting damage.

REASONS YOU SEE WATER IN YOUR BASEMENT

When you have water coming in a basement, there is a long list of places to check for the leak. Here is what you should look for first:

  • Window Well: It is always nice to have windows in your basement, so you can enjoy a little bit of natural light. Groundwater and rainwater can accumulate, though, and make it more difficult for the integrity of your window wells to hold up. When our Project Managers go to a job site and the scope of the property, they are looking for multiple factors to present themselves. One of the most common indicators of this damage is cupping or warping.

Cupping is when the floor boards create a concave shape with higher sides than the center. Cupping is associated with a change in moisture content levels. Warping is more severe than cupping because it involves the floor buckling/popping off of the subfloor. Water vapors can cause this to happen.

If the levels of flooding are not severe, here are the steps to follow so your house can get back to normal in no time. If the flooding is severe, make sure to bring in the professionals to handle the issue. 

Here are some steps to take if your house is flooded: 

  • Evacuate everyone from the premises as soon as possible once the flooding starts. Find a dry, safe spot away from the house while waiting for the flooding to stop. If flooding is caused by a natural disaster, call the authorities or listen to the local news to find a temporary shelter and relocate to that shelter when possible. Call 911 if anyone needs medical attention and make sure that everyone is accounted for and safe.
  • Attempt to find the source of the flooding if it is not from a natural disaster. Stop it at the source, try to turn it off any faucet or seal it up; turning off the main water valve may also solve the issue.
  • Turn off the electricity, but do not attempt to reach the fuse box if you have to walk through water to reach it! If you cannot reach the fuse box without stepping in water, call an electrician.
  • Document all the damage by taking photos and videos of all the affected areas. This information will be necessary for insurance purposes if you need to file a claim.

Containment

With mold remediation, there are a few things that have to be done but one of the most important things is called containment.  Our technicians make a sealed off section with plastic around the area to be remediated in order to prevent mold spores from traveling to other places.  In this sealed off area the demolition and the removing of affected material begins. During the demo, mold spores will be in the air so an air scrubber is run during and after the whole process to ensure that no renegade mold spores survive.  Any affected materials are put in a sealed bag to be removed and disposed of and technicians have to be vacuumed to be sure no mold spores exit containment with them.  After the job is done, containment is broken down and disposed of properly. Tips for Thawing a Frozen Water Pipe

It is very important to thaw a frozen water pipe as quickly as possible, however: it is equally important to thaw the pipe correctly to avoid it from bursting and causing a flood. After locating the frozen pipe:

  • Open both the hot and cold faucet handles to help alleviate the pressure in the pipe and allow the water to escape once thawed.
  • Begin thawing the pipe closest to the faucet and work your way down which will help to ensure that the melting ice is able to escape through the faucet.
  • Several ways of thawing an exposed pipe is to use a hairdryer, heat lamp, portable space heater of hot wet towels. Never use an open flame and always remember to use the electrical devices according to safety regulations.

If the pipe has broken, turn off the water at the main shutoff valve which is usually near the water meter or the water main that enters the house. Call a licensed plumber as soon as possible to repair the broken pipe. If you feel you do not want to take a chance trying to thaw the frozen pipe, he can assist you with that also. Here we go again, another cold winter reeking havoc on your water pipes. How do you know your pipes are frozen? Below are a couple of signs to watch for:

  • Pipes will only freeze when it is cold enough outside to do so. When the temperature falls to 32 degrees Fahrenheit or lower, it is time to take precautions to prevent vulnerable pipes from freezing.
  •  If you turn on your faucet and only a small trickle or no water at all is coming out, the water pipe leading to the faucet may be frozen.
  • For pipes that can be seen, such as those under a sink; you may be able to see frost on the exterior of the pipe before you even turn the faucet on.
  • An odd smell coming from a faucet or drain can also mean that a pipe is partially or completely blocked. The only way the odor can escape is back up in the direction of your home.

Once you suspect or know you have a frozen water pipe, it is very important to act quickly to thaw the frozen pipe before it has a chance to burst and cause extensive damage to your home. Frozen pipes are often those exposed to the cold weather, such as those outside your house, or in cold areas such as basements, attics, garages, or kitchen cabinets.

A frozen pipe can burst at the point where the ice blockage inside the pipe is located, but typically the rupture is caused by the back flow pressure between the water source and the blockage. A burst pipe can cause considerable damage to your property if not addressed quickly.

* Be sure to completely drain water from swimming pool and sprinkler lines, as well as outside hoses.

Ice Dams

Ice dams can be a little-known, but major problem during the snowy season. They form when heated air melts roof snow downward into water dammed behind still-frozen ice. When the trapped water cannot safely flow or run into the gutter system, it can backflow under the roofs shingles and into the structures interior areas, as well as causing gutters and shingles to move or fall.

Icicles can be an initial sign of an ice dam, according to Travellers.com. To spot ice dams inside, “check for water stains or moisture in your attic or along the ceiling of exterior walls of your house. Water stains or moisture may be an indication that an ice dam has formed and water has penetrated the rood membrane.”

Preventing Frozen Pipes

Frozen pipes can cause major water damage

Being prepared and informed may help you to avoid the messy and often expensive issue of frozen pipes. Water has a unique property in that it expands as it freezes. This expansion puts tremendous pressure on whatever is containing it, including metal or plastic pipes. No matter the "strength" of a container, expanding water can cause pipes to break. Pipes that freeze most frequently are those that are exposed to severe cold, like outdoor hose bibs, swimming pool supply lines, water sprinkler lines, and water supply pipes in unheated interior areas like basements and crawl spaces, attics, garages, or kitchen cabinets. Pipes that run against exterior walls that have little or no insulation are also subject to freezing.

Before the onset of cold weather, prevent freezing of these water supply lines and pipes by following these recommendations:

 

  • Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break.
  • Check around the home for other areas where water supply lines are located in unheated areas. Look in the basement, crawl space, attic, garage, and under kitchen and bathroom cabinets. Both hot and cold water pipes in these areas should be insulated.
  • Consider installing specific products made to insulate water pipes like a "pipe sleeve" or installing UL-listed "heat tape," "heat cable," or similar materials on exposed water pipes. Newspaper can provide some degree of insulation and protection to exposed pipes – even ¼” of newspaper can provide significant protection in areas that usually do not have frequent or prolonged temperatures below freezing.
  • Keep garage doors closed if there are water supply lines in the garage.
  • Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children.
  • When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing.
  • Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.
  • If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

Being Prepared for Possible Water Damage

Floods are among the most frequent and costly natural disasters.  Conditions that cause floods include heavy or steady rain for several hours or days that saturates the ground.  This is especially true when the ground is still frozen or too dry.  Flash floods can occur in the country or city, where runoff from buildings, parking lots and streets can overwhelm municipal storm water sewers. Fortunately, you can help prevent the water damage that floods can cause your home.  Here are several flood control fixes you can make to help manage storm water runoff and prevent flood damage to your home:

  1. Slope soil away from your home's foundation.               
  2. Clean out gutters and downspouts in the fall and spring.  You can also use downspout extensions to carry water farther away from your foundation.           
  3. Plug holes or cracks in you gutters, downspouts and downspout extensions.                                                
  4. Set up a downspout to empty into a rain barrel.            
  5. Look for holes or cracks in your foundation and completely fill them.                                                  
  6. If your home is prone to flooding, having a sump pump installed is the most convenient flood control.      
  7. Review with all family members how to shut off utilities in an emergency.                                                        

You will be better prepared to withstand a flood, or any disaster, if you have an emergency plan in place.  Plan and practice an evacuation route and have an emergency kit packed and ready to go.
